Before someone checks your credit, ask a simple question: Is this a soft inquiry or a hard inquiry?
A soft inquiry does not affect your credit scores. A hard inquiry can affect them. The word “preapproval” alone does not tell you which process a lender is using or how much information it has verified.
What a credit check means
Lenders commonly review credit when evaluating a mortgage application. A hard inquiry typically has a small effect, but there is no fixed point change that applies to everyone. Checking your own credit does not lower your scores. CFPB: what happens when a mortgage lender checks credit.
Do not rely on a promise that a credit check “cannot affect your rate.” Your complete credit profile and the loan’s requirements matter. Ask what will be checked now, whether another check may be needed later, and what you are authorizing.
Shopping lenders does not mean every inquiry is scored separately
Credit-scoring models have rules for comparing offers for the same type of loan. The applicable window varies. FICO describes a 45-day shopping window for newer versions of its scores and 14 days for older versions. Keep mortgage shopping reasonably close together and ask which scoring model applies. A mortgage inquiry and an application for a new credit card are not the same shopping activity. Before taking on other debt during a home purchase, discuss the potential effect with your loan professional.
Read what the letter actually says
A preapproval can help you understand your options and prepare an offer, but it is not a guaranteed mortgage. Lenders use “prequalification” and “preapproval” differently. Use this checklist before relying on a letter:
- Has my income and available money been verified?
- What property and financing conditions still need to be met?
- When does this letter expire, and what would need updating?
- Are there any fees for this step?
- What monthly housing cost fits my budget, even if I could borrow more?
You do not need to guess whether a preapproval is worth doing. Start by understanding the process and the permission you are giving. Then compare the actual offers and requirements.
